We stayed at Brookside Resort again on July 3, 2014. The beds had memory foam mattresses and were very comfortable. Left our balcony door open and fell asleep listening to the stream that runs along behind the hotel. They offer a very good breakfast that is better than most hotel breakfasts. After eating breakfast, I enjoyed a bath in the jetted bathtub. The perfect mountain getaway!

"30th Anniversary Trip"
We reserved our room on 06/04/2013 after doing research and speaking to someone at the hotel we entered in the requirements section of the reservation "Request a third floor, balcony room with a creek side and mountain view". We had a week long reservation from 09/14 - 09/19, checking out on 09/20. We checked in on 09/14 and Rene (the front desk clerk) said that the only room available was a ground floor, shared walkway viewing the creek. We were not happy to say the least. He explained that they were booked due to "Hot Rod" week and that a lot of the guests would be leaving the following day and he might be able to accommodate our room request at that time. We begrudgingly took the room even though it was not what we wanted. While we were unloading the car, the phone in our room rang. I answered the phone and Mark, the property manager, was on the other end. He offered us a second floor room with a jacuzzi and a balcony with a creek side view. We looked at it but it was not what we wanted. Mark told us that he would be in the office in the morning and to stop by and remind him of our room dilemma. Mark's gesture of good faith made us feel a lot better. He gave us some advice as to where to go for dinner. Three Jimmys is an awesome restaurant~we ate there twice during our stay. The next morning, before heading to Dollywood, we stopped at the front desk and informed the front desk clerk of our situation and he said that he would get with Mark. Rene was at the front desk when we returned and he checked us in to a third floor, balcony room with a creek side and mountain view. The room was everything that we had hoped it would be. The hotel is an older hotel but the two rooms that we stayed in, the breakfast room and the lobby were clean. The beds were comfortable, we had a good nights sleep every night. We really enjoyed sitting on the balcony in the evenings listening to the sounds of the babbling brook while drinking a glass of wine. Crystal, front desk clerk in the mornings, gave us some good ideas for excursions. We went to the Smokey Mountain Riding Stables and to Parrot Mountain. The only flaw is that the wifi did not work in our room. The hotel is doing upgrades and are still having issues with wifi in some of the buildings. I would definitely stay here again.
"Exactly what we needed"
If you can look past the dated decor, this place is great. The accommodations are modest (this isn't the Hilton) but the perks are great. Our room (311) was spacious and clean with an awesome fireplace and back balcony overlooking a gurgling stream. We had a kitchenette without kitchenette prices; microwave, fridge, sink, breakfast bar. It was a smoking room, which is hard to find nowadays. I wish we had come during the summer time because there's a nice big pool, water slide and hot tub on the grounds, as well as a full basketball court, a large open lawn, and shuffleboard! This seems like the perfect place for a big family reunion or small family vacation. Free breakfast, friendly staff, and free (spotty) wifi. Also, the resort is within actual walking distance of downtown Gatlinburg. We didn't use the car much at all, except to go to pigeon forge which is only 15 minutes away. I'd stay at Brookside again for sure.
"A Wonderful One Night Stay"
We were driving through the Smokies and Gatlinburg and looking for a place to stay for the night. Found Brookside on line at a very reasonable price. I would say the site is rustic overlooking the brook. While the site does have a little bit of an old time feel to it, the room was spacious and everything worked. It may be hard to judge on 1 night, but I would consider staying longer with this as my base of operations. The hotel is a short walk into town. We walked back to the hotel later in the evening, about 9:30 pm, and felt safe. The hotel is definitely convenient to the attractions in the area. But it is not in the heart of Gatlinburg so away from the noise and people traffic of downtown. The service in the lobby was very friendly and helpful. We traveled in late August and may have been a little between peak seasons, but the timing was great for us. We did not get to use the balcony or fireplace that was in the room. Seems like it would be a great weekend get-away spot in the fall/winter.
"Brookside has become our annual family tradition! 3rd visit & will return!"
We found Brookside Resort on our first visit to Gatlinburg, in 2012. We loved it so much, it has become an annual tradition. The location of the hotel is perfect; convenient to the national park & all the touristy shops, but far enough up the parkway to be away from all the traffic & noise. They have two pools on the property and the larger pool is fantastic! It has plenty of 4ft swimming space, two waterslides, and a waterfall. My three kids wanted to go to the pool each of our five days spent there this summer (August 10-14, 2014) over doing anything else in Gatlinburg. As for the negative reviews, I think it helps to know exactly what you are getting into. The resort was opened in 1939; it is 75 years old. Priceline ranks it a one-star hotel, comparable to Motel 8 and Travelodge. Not that I would ever say it was similar to one of those lower ranking hotels. Brookside boasts spacious rooms, an above average breakfast, excellent service, private balconies, and a beautiful mountain stream that runs alongside the hotel. The rooms have large fireplaces that always make me want to come back when it is cooler just to take advantage of having a real wood-burning fireplace. The best way I can describe Brookside, is that it is like staying in a rustic mountain cabin with the amenities of a hotel. Don't let the reviews scare you, for the price & location it can't be beat. The pools, view, large rooms, & sleeping to the sound of that amazing mountain steam is icing on the cake!
"Fun hotel, great location"
I was a little wary because there are very mixed reviews but we had a wonderful experience. The room smells a little musty but have you been to Gatlinburg? You practically swim through the air in the summer so good luck escaping musty. The room was a good size, mine fridge, no freezer. There was a small but cute old fashioned bathroom with a hair dryer. The two best things were the babbling brook outside our patio (wish there was a sliding door with a screen) and the main pool. It had two slides and a waterfall the kids could swim through. The hot tub was nice and right by the pool so you can watch the kids. They offer free breakfast but with a Shoney's nearby and a flap jacks across the street, we never took advantage of it. Great location, about 20 minutes from Pigeon Forge (the las vegas of TN). and 10 from the smokies and downtown Gatlinburg. Staff was super nice too and check out the lobby, there is a baby grand and some really nice furniture. BTW, heed the warning on the wooden box, DON"T OPEN or you will be sorry!!!!!!
"Resort with history"
This is one of the first resorts built when the Smokey Mountains was recognized as a park. It has been around for years. The rooms may be dated but that is out shined by the wonderful staff. We loved the creek in the back which flows off of Roaring Forks. The pool was nice and the breakfast was a traditional free breakfast with great biscuits and gravy. The staff was very helpful when we needed help and the location is only a short walk to the downtown which is nice due to low traffic in front of the resort. We will be coming back!
"Family trip to Gatlinburg"
We recently went to Gatlinburg and decided to stay at Brookside Resort - Our daughter had her wedding reception there are couple years ago. We had 3 rooms and were pleased with the rooms. They were spacious, had a breakfast area with microwave and fridge, I loved the back little patio with a brook running behind the room. The staff was very pleasant. On the downside the breakfast buffet was not great but not bad! This is an older hotel but overall we were very pleased.

"A trip in time with a modern flare"
It was a great hotel value through living social during my husband's and I two night stay here. I was skeptical at best, but they didn't "lose" our reservation as I feared. We walked into the room and there was a smoke odor. Upon using our sense of sight we realized it was from the chimney. After a few minutes the smell was not noticeable (NOTE: it did not go home with us either). We looked around the room for rodents, bugs, and other items mentioned in previous reviews. Other than a few cobwebs and a fly that followed us in, rather empty. It was a nice room; much larger than most hotel rooms. It had a fridge, microwave, and many different seating areas. It was an older bathroom, but everything was in good working and clean order. It was a breath-taking surprise to see the brook in the back first hand. Beautiful. It is what sold the hotel for my husband. Upon resting on the bed, we found it was harder, but we were so tired that evening it did not phase us even though we are use to a pillow top. Finally, the walk to down town is wonderful. It takes about 5 minutes downhill and 8 uphill. Although it is vacation so it is good to walk off those few extra calories. :)
"Very pet friendly, new ownership"
We stayed here with two small dogs back in May. It was off the beaten track and an older facility, off the beaten track, the wonderful brook running outside, the area was great to walk the dogs, pools and hot tub. Floor safe in the room. Free breakfast and wifi was a plus. The staff were great. My friend needed to have a chair with a higher back due to a neck injury, and I wanted more light in our room. That was fixed within 20 minutes! Price was very good as well. We were in the older section (pet section) and could sit outside on the back area and listen to the brook and watch the birds. We saw a heron, pretty cool. All in all, I would stay again. I think the rooms without the pets are more updated, but I did enjoy having our animal with us. We had two double beds in the room, a small fridge, coffee maker and microwave. The small table was right in front of the window and convenient for placing my laptop. It was very friendly, grounds were pretty, and even though I did not personally get into the pool or hot tub I did see famiies enjoying them. There was also a childrens play area, and what I think was a tennis court and a shuffleboard court.
"Very Clean - But Kind of Old"
And Pet Friendly. A little out of the way from town but we were able to walk and there is a trolley that runs with a stop in front of the resort. Rooms over in the section we were staying are dated but VERY big and clean. Nice private balcony with a stream running below. Pools were not open when we went and did not take advantage of the complimentary breakfast. Didn't have a reservation and Front desk staff was VERY friendly and helpful at check in. Was only going to be there one day and they allowed us to check in early to put my pet in the room in order to enjoy Gatlinburg a little longer! Overall a nice stay and would stay again. Good value.
"Great family vacation spot"
My family had a great time at Brookside Resort. The location is lovely and we really enjoyed the amenities. Our kids loved the pool with its waterfall and slides and had a fun time at the playground as well. We all enjoyed the delicious complimentary breakfast in the breakfast room. Overall, it was a fantastic value and we can't wait to plan our next trip
"Good Value"
This place is good value for what you get. they always seems to have some deal going on either Groupon, Living Social, or Amazon Local, so you can't really beat the prices considering the rooms and location. The room was clean and comfortable, if a little dated. The breakfast was adequate, and the service was ok. It certainly wasn't outstanding, by any means, but I had no complaints. It was within walking distance of all the attractions (if you don't mind about a ten minute walk) and is is very picturesque out back with the creek running past.
"Great property"
Just got back from our night in Gatlinburg (great deal courtesy of Living Social).This resort is in a wonderful location. It's just out of town, less than a mile, and I believe all the rooms have a back deck on the babbling brook. Front entrance is off the parking lot so the rooms are huge. You are better off outside of town. I wouldn't want to stay amidst the hectic chaos of downtown. Brand new bathroom and beautiful clean bed linens. Comfortable king bed-not too firm as one person said. The A/C should have been on when we entered because it smelled a bit-but that went away immediately after turning on the air. We both really enjoyed the pool-nice and clean. Give it a try-you won't be sorry. Friendly staff.
"We have stayed here for years"
It is not the newest hotel on the strip but it is quaint they offer us a great rate because we always stay there. Close to main drag and on a stream. It is on the North side of town but only a couple of blocks from everything.
"Quaint and perfectly situated"
My husband and I stayed here after buying an online voucher advertising fireplaces and Jacuzzis. We arrived, but there were neither. Perhaps some rooms do have them, but ours didn't. However, the room was a nice comfortable size with a high ceiling, ceiling fan, skylight, and lovely brookside balcony with seating. Some reviewers complain it's dated; I found it very homey. It's just a short walk from the main tourist district in Gatlinburg, which was perfect as it was close, but far enough away to be quiet. I would certainly recommend it, especially for the price, but I would also recommend asking specifically what amenities your room will offer, as they seem to vary randomly.
"Nice surprise"
Visited this property with an admittedly low bar but was very pleasantly surprised. Older decor, but clean and there was a fridge and fireplace. Staff was courteous and helpful. Trolley stop in front of the property was nice and the deck overlooking the brook was peaceful. Good value for a family trip and close to the main drag in Gatlinburg.

The room was quiet, clean, and comfortable. Staff was friendly and helpful. Good location, easy walking distance to the main part of Gatlinburg. The fireplace was a nice extra, with a free bundle of fire wood.
"Repeat Customers!"
Enjoyed another stay at Brookside and have future reservations. Love to sleep with our balcony door open, as the sound of the stream is so relaxing. The jetted tub is nice. Breakfast consists of more than just sweetened cereal & sugary treats, which makes this hotel even more affordable because we don't have to buy breakfast.
"Nice Stay!"
Arrived there for the stay to find out Groupon canceled my Booking. The guy at the front counter was able to get this situated with Groupon and he put us in a room with a nice view!! Close to downtown Gatlinburg!! Very quiet too! Loved it! Staff was awesome!!
"A Real Gem"
We have just returned from a fabulous half term break at Brockwood Hall. We had booked a 2 bed lodge but when we arrived we were upgraded to a 3 bed (rydal lodge) with a hot tub! Thank you so much for this. We are a family of 5 and so the extra bedroom is so much more convenient for us. My boys absolutely loved the hot tub. The lodges were very spacious, well appointed and spotlessly clean. Location was great with super views and not too far to the Lakes themselves. Everyone was very friendly and food on site was yummy. Thank you Brockwood Hall we are planning to return.
